Applicant Renter Criteria

All rental applicants must meet the following criteria. Each individual 18 years or older who will be residing in the unit must submit a separate application. False or missing info in the application may result in denial or lease termination.

General Requirements

  • Valid government-issued photo ID required.
  • A non-refundable application fee of $35 is required to process the application.

Income and Credit Requirements

  • Gross monthly income of 2.5 – 3 x’s the monthly rent.
  • Income must be verifiable through recent pay stubs, bank statements, tax returns, etc.
  • Minimum score of 600 required.
  • Applicants with unpaid housing-related debt, utility collections, or multiple delinquent accounts may be denied.

Rental History

  • No evictions in the past 3 years.
  • Positive rental history and landlord references preferred. Prior evictions or lease violations may result in denial or require a higher deposit.

Criminal Background

  • No violent, aggressive, or drug-related felonies in the past 5 years.
  • All backgrounds are reviewed case-by-case, considering the nature and timing of offenses.

Occupancy Guidelines

  • Occupancy is limited to 2 persons per bedroom, in accordance with fair housing standards and local ordinances.

Pets

  • $30/month per pet and $300 deposit.
  • Breed/weight restrictions may apply.

Smoking Policy

  • No smoking of any kind (including vaping, marijuana, or tobacco) is allowed inside the
    unit or within 25 feet of the building.

Additional Policies

  • We do not participate in Section 8 or other housing voucher programs.
  • Residents are encouraged to obtain renters’ insurance. Management is not responsible
    for damage to tenant property due to fire, theft, natural disaster, or other incidents.
